Collapsed Drain Repair Tewkesbury | Fixed Without Digging

A real collapsed drain job near Tewkesbury Park. CCTV survey, no-dig relining, 20-year guarantee. Here's exactly what we found and how we fixed it.

The call came in on a Tuesday morning, just after eight. A homeowner near Tewkesbury Park had noticed the lawn was soggy in one corner, even though it hadn't rained for four days. There was a faint smell, too. Not overwhelming, just that low background sulphur note that makes you uneasy. She'd already tried pouring hot water down the outside gully and had got someone round to rod the inspection chamber. Nothing shifted. The chamber kept filling back up with grey water faster than it drained away.

She'd found us by searching online and rang to ask whether we could take a look. I told her what I tell everyone in that situation: stop putting anything down the drains until we've had eyes on it, keep people off the soggy patch of grass, and don't assume the worst until we know what we're dealing with. Then I drove over.

The Before: What the Garden Was Telling Us

The property is a detached house in the streets running off the Tewkesbury Park end of town, good-sized garden, built sometime in the 1960s or 1970s at a guess. That era of construction is relevant, which I'll come back to.

When I arrived, the soggy patch was obvious. A rough oval of ground, maybe two metres across, noticeably lower than the surrounding lawn. When you pressed it with your boot, it gave slightly, like pressing a sponge. That's a tell. It means the soil beneath has been moving, washed away or displaced by water that shouldn't be there. The smell was stronger outside than it had been on the phone.

The inspection chamber nearest to the soggy patch had clear water in it but no active flow. Water should move through a chamber when you flush a toilet or run a tap. Standing water that doesn't move usually means there's a blockage or a collapse downstream preventing flow. We ran the kitchen tap for thirty seconds. The water level in the chamber crept up slightly. It was going nowhere.

I set up the CCTV camera. We feed a small, self-propelled camera head through the pipe from the inspection chamber, and it sends a live feed back to a screen. The camera also logs the footage so we can review it frame by frame later and write up a proper survey report.

The first two metres of pipe looked fine, a bit of limescale, some sediment, but structurally sound. Then, at around 3.8 metres from the chamber, the picture changed. The pipe had dropped. Not cracked, not slightly deformed. Dropped. One section had subsided, probably as the ground around it shifted over decades, and the pipe above it had fractured under its own weight and the weight of the soil. There was a clear void around the break, and roots from a nearby tree had found their way into it. The roots weren't the cause. They were the opportunists. The collapse came first, and the roots moved in once there was space and moisture.

Further along, at around six metres, there was a second area of concern. The pipe hadn't fully collapsed there yet, but the ovality was wrong. A circular pipe that's been under sustained load from above starts to go oval before it goes. That was a pipe under stress, probably weeks or months away from failing if left alone.

So: one confirmed collapse with root intrusion, one section of pipe showing serious deformation, and a garden that had been quietly saturated by leaking sewage for long enough to create a noticeable depression. That was the before.

Why Older Pipes Fail Like This

I mentioned the era of construction matters. Houses built in the 1960s and 1970s across Tewkesbury and the surrounding villages, places like Northway, Ashchurch, Wheatpieces, Walton Cardiff, were almost always drained with clay pipes. Not a criticism of clay. Clay is a good material and lasts well when it's laid correctly in stable ground. The problem is jointing.

Old clay drain runs were typically laid in short sections, each one socketed into the next with a mortar joint. Over fifty or sixty years, the ground moves. Nothing dramatic, just the natural settlement and shrinkage that happens in any garden, especially one that's had trees planted in it, or one that's dried out in summer and swelled back in wet winters. Each small movement puts a tiny stress on those mortar joints. Eventually, one gives. The pipe drops slightly, the joint opens, water gets out, soil washes in, and the process accelerates. What started as a hairline failure becomes a full collapse.

Modern drain pipes are plastic with flexible push-fit joints, which tolerate ground movement much better. But most of the housing stock in Tewkesbury is older than that, and clay runs are still common under a lot of gardens.

The Fix: Drain Relining Without Digging the Garden Up

Twenty years ago, a collapse like this would have meant excavation. You'd mark out where the pipe ran, dig down to it, usually a metre to a metre and a half in a residential garden, remove and replace the failed sections, backfill, and then spend the next growing season watching the lawn recover. It's disruptive, it's expensive in labour, and if there are patios, paths, or planted borders above the pipe run, things get complicated quickly.

We don't do it that way now unless there's genuinely no alternative.

Drain relining, specifically CIPP (cured-in-place pipe) lining, means we insert a new pipe inside the old one without digging. The result is a smooth, jointless liner bonded to the inside of the host pipe, effectively a new pipe within the old one. It's not a patch or a temporary fix. Done correctly, it's a structural repair, and the liner we use carries a 20-year guarantee on the remedial work.

Here's how we approached it on this job.

Step One: Clearing the Blockage and Roots

Before we could reline anything, we needed a clear pipe. The roots at the collapse point had formed a partial dam, and there was silt and debris behind them. We used high-pressure water jetting first, a controlled burst to break up the looser material and push it through to the chamber downstream. Then we came back with a root-cutting head, which is a rotary cutter that spins inside the pipe and slices root mass away from the walls. This doesn't fix the structural problem, but it gives us a clean surface to work with, and it confirms what's actually there.

Another camera pass after jetting confirmed the extent of the collapse clearly. We could now see the pipe profile accurately, which matters for sizing the liner correctly.

Step Two: Measuring and Preparing the Liner

A CIPP liner is a felt tube, saturated with resin. It comes cut to the length you need, and the resin is chosen based on the pipe diameter, the pipe condition, and the ambient temperature, because the curing process is thermally driven. We measured the run from the chamber to a point past the second area of deformation, giving us a repair section of about seven and a half metres.

The liner gets inserted in its soft, flexible state by pulling it through the pipe using a winch line. Because it's soft, it goes around any slight bends in the run without resistance.

Step Three: Inversion and Curing

Once the liner is in position, we inflate it with air pressure so it presses firmly against the inside of the host pipe, including pushing into any voids around the collapse point. The resin then cures, hardening the liner into a rigid, jointless tube. Depending on conditions, curing takes between one and two hours. We use a camera to check the liner has seated correctly before we move on.

After curing, the liner is trimmed at both ends, and any lateral connections, the junctions where branch pipes meet the main run, are reinstated by cutting through the liner from inside using a robotic cutter. That's important. You don't want to close off a branch connection by accident.

Step Four: Final Survey

We ran the camera through one more time once everything had set. The footage showed a smooth, even bore along the full repaired length, no voids, no gaps at the junctions, good flow when we ran water through. The second area of deformation, the oval section that hadn't failed yet, was now supported from the inside by the liner. It won't go anywhere.

Total time on site: just over five hours across the day, including setup, jetting, relining, and the final survey.

The After: What Changed

The soggy patch in the lawn was the most visible sign of improvement in the days after the job. Once the pipe stopped leaking, the groundwater gradually dispersed. It took about a week for the lawn to firm back up, and the ground depression filled in slightly as the soil settled. The smell disappeared within a day or two of the repair.

The homeowner has a written survey report with the before and after camera footage, a clear record of what was found and what was done. If she ever sells the property, that's useful documentation. If she ever has a different drainage issue, the report shows the condition of the repaired section so there's no ambiguity about what's new and what isn't.

She also has that 20-year guarantee on the relining work. Not on blockage clearance, that's never guaranteed because blockages can recur depending on what goes down the drain. But the structural repair, the liner itself, is covered.

The Lesson You Can Take From This

The single clearest warning sign in this job was the soggy patch of lawn. Not the smell, not the slow-draining sink. The wet ground.

A lot of homeowners see a wet corner of the garden and assume it's just poor drainage in the soil, especially in a place like Tewkesbury where the ground can hold water after a wet winter. That's fair. But if the wet patch persists when it hasn't rained, if there's any smell associated with it, or if you've got a slow or backing-up drain inside the house at the same time, the combination is worth investigating properly.

The other thing worth knowing is that Victorian and mid-century clay runs aren't a time bomb. Most of them are still doing their job perfectly well. But they do benefit from occasional inspection, especially if there are mature trees nearby, if the ground has been disturbed by building work, or if the property has changed hands and nobody really knows the drainage history.

Excavation still has its place. If a pipe has completely sheared, dropped significantly, or if there's a problem at a depth that makes access impossible, we'll say so and explain why. But for the kind of failure we found near Tewkesbury Park, relining was the right call: quicker, less disruptive, and backed by a proper guarantee.

One More Thing About Trees

The roots we found weren't from a massive old oak. They were from a medium-sized ornamental cherry about four metres from the pipe run. People often assume only large trees cause drain problems. That's not the case. Any tree or large shrub within five or six metres of a drain run is worth knowing about, particularly if the pipe is old clay. Roots follow moisture, and a leaking drain joint is a beacon.

Removing the tree isn't usually necessary if the pipe is repaired or relined properly. The roots came in through the failure. Fix the failure, and there's no longer an entry point. We cut the existing root mass back during the jetting phase, and the liner closes off any gap. The tree can stay.
